Property Investment Requirements

On behalf of Circle Property Unit Trust, we have substantial funds to invest in properties offering a mixture of the following criteria:

Single Assets

  • In all property sectors and locations within the United Kingdom.
  • Short dated leases, or part vacant properties where initial income covers cost of debt
  • Rent reviews within next 3 years or outstanding reviews
  • Imminent break options or future break options within the next 3 years
  • Tenants out of occupation
  • Weak / non bankable covenants as tenants in good quality buildings
  • Development opportunities; either sites, options or partially completed schemes where the location justifies the risk.

Portfolios

  • Well located commercial properties
  • Part secure income / part vacant or short let income
  • Portfolio value £ – no upper limit.
Income Deals

  • Properties located nationwide
  • A minimum of 15 years unexpired on standing investments or sale & leasebacks
  • Let to bankable covenants
  • Minimum lot size of £2m with no upper limit.
